How much does patio cleaning cost?

Most patios are £110,£260 inc VAT. Porcelain costs slightly more than sandstone because it's slower and uses softer settings. Re-sanding adds £30,£60 depending on joint length.

Can you clean a porcelain patio without damaging it?

Yes. Porcelain is very dense, too much pressure can chip edges and ruin the matte finish. We use a soft wash + low-pressure lance and the colour comes back without surface damage.

Will cleaning kill my plants and lawn?

No. We use biocides at the right dilution and rinse with pure water. Borders are pre-wet to dilute any over-spray, and we cover sensitive plants where needed.

How often should I clean my patio?

Annually for most homes, usually April,May, before the entertaining season. North-facing or shaded patios may need it twice a year.

Do you re-sand the joints afterwards?

If the joints need it, yes, using either kiln-dried sand or polymeric jointing compound depending on what's already there.

Do you actually come out to NN11?

Yes, Daventry is a regular part of the round and there is no border surcharge.

How do you price a large driveway?

By measured area, taken properly, not estimated from a photo. You get the figure before we book anything in.

Northants border coverage, large family homes a speciality.

patio cleaning in Daventry, what we actually find here

The housing round here. Northamptonshire border town with substantial post-war and modern estate housing at Middlemore, Monksmoor and Drayton, and older stone property in the surrounding villages.

Why Daventry exteriors get dirty. Exposed, elevated ground catches the weather, so render on the prevailing side takes a beating and roofs pick up moss quickly.

Access and pricing. Larger modern family homes with generous drives, which we quote by measured area rather than guessing from the road.

Covering NN11, including Drayton, Middlemore, Monksmoor, Welton.

Why professional patio cleaning matters

A patio is the most-used outdoor surface most homes have, and the one that ages fastest. Algae, lichen and ground-in barbecue spills dull the colour and make the surface slippery from October to March. The right method depends on the material, porcelain hates pressure, sandstone tolerates it well, limestone needs care.
